I grew up on the South Shore in Massachusetts in the town of Rockland, and I have lived in various towns on the South Shore my entire life. I am very familiar with the area and the market trends.

It doesn’t matter if you are a first time home buyer or an experienced buyer, you should use me as your buyer agent. I will walk you through the entire process and be there for you every step of the way. I also have built a wide network of resources and contacts over the years to assist you as well. From attorneys, to home inspectors and lenders, I am happy to make recommendations for you.  The best part of having me represent you as your buyer agent, it does not cost you anything! A buyer agent is paid by the seller’s agent at closing.

Many of my clients sell and buy homes on the same day, and coordinating these efforts is just one of the many areas I excel in. Aren't all Real Estate agents the same? The answer is: Absolutely NOT!!

There are terms you will hear: Real Estate Agent, Broker and Realtor. People often use these terms interchangeably, however all licensed real estate agents are not the same.

A Real Estate Agent, also known as a Salesperson or Realtor, is someone who has completed the requirements for a real estate license and passed the Real Estate Salesperson exam. An Agent works for a Broker, who owns or manages a Real Estate Company (Brokerage).

A Real Estate Broker must be a practicing Real Estate Agent for a period of time, then complete additional requirements including more education. They then must pass a very challenging written Broker exam, and also pay additional fees. A Broker may own their own Real Estate Brokerage, but can also work under another Broker, they would be referred to the Broker Associate in this instance.

A REALTOR® is a licensed real estate salesperson who belongs to the National Association of REALTORS®. REALTORS® are held to a higher ethical standard than licensed agents and must adhere to a Code of Ethics. Not all Real Estate agents are REALTORS®.

Selling A Home? I can represent you as your Listing Agent (also known as Seller's Agent)

I want you to know that my commission rates are very competitive and often LOWER than what other agents will charge. And by working with me, I promise the level of service that you will receive from me will be above and beyond what you would receive from any other agent. It doesn't matter to me if you have a $100k home or one that is worth a million dollars, you will receive the same high quality of service from me, no matter what.

The reason why I do not charge MORE for my services is because of the way that I grow my business, and I have been very fortunate so far. Referrals and word of mouth is where I get all of my amazing clients. My happy clients tell their friends and family, who become my clients, who then who tell their family and friends and so on. So I would much rather you highly recommend me to everyone that you may know rather than charge you a higher commission.

Often I hear from owners of homes that I sell that they had trouble with their previous agent because they did not communicate, or market the house properly. I can assure you COMMUNICATION is key with me. You will always be aware of what is going on throughout the entire selling process. I will host Open Houses for you(if you want them), and I will market your property through all avenues, including Social Media. Most buyers shop online on their own first, and I will be sure your home is broadcast to all the places they would likely visit. I can make recommendations for preparing your property for listing, and I am very thorough in taking pictures of your home as that is what buyers like to see when shopping around. I will also provide virtual tours for my sellers at no additional cost.

I am positioned to get your home marketed and sold for top dollar and I will get your home sold in a timely manner. You will need an agent with marketing skills and knowledge of the area to get your home exposed. Comparative Market Analysis
To determine the proper list price, I will provide you with the following professional services:

Furnishing comparable sales
Analyzing market conditions
Help determine offering incentives
Estimating your net proceeds

Using Comparable Sales
No matter how attractive and polished your house, buyers will be comparing its price with everything else on the market. Your best guide is a record of what the buyers have been willing to pay over the past few months for properties in neighborhoods just like yours.

I can furnish data on sale figures for those "comps", and analyze them for a suggested listing price. The decision about how much to ask, though, is always yours. The list of comparable sales we bring to you, along with data about other houses in your neighborhood presently on the market, is used for a "Comparative Market Analysis (CMA)." To help in estimating a possible sale price for your house, the analysis will also include data on nearby houses that failed to sell in the past few months, along with their list prices.

Consider Market Conditions
A Comparative Market Analysis (CMA) often includes Days on the Market (DOM) for each comparable house sold. When real estate is booming and prices are rising, houses may sell in a few days. Conversely, when the market slows down, average DOM can run into many months.

I can tell you whether your area is currently a buyer's market or a seller's market. In a seller's market, you can price a bit beyond what you really expect, just to see what the reaction will be. In a buyer's market, if you really need to sell promptly, you will want to offer an attractive starting price.

Comparative Market Analysis vs. Appraisal
This CMA differs from a formal appraisal in many ways. One major difference is that an appraisal will be based only on past sales. In addition, an appraisal is done for a fee while the CMA is provided at no cost to you. Properties included in a CMA may include those that are currently listed for sale as well as those that are pending and sold.

Buying A Home? I can represent you as your Buyer Agent.

As your Buyer Agent, I will work for you, not the seller. It does not cost you anything extra to hire me as your Buyer's Agent as mentioned above. I get paid by the listing agent at the close of the sale. With me as YOUR Buyer's Agent, I will represent you exclusively as a buyer of real property. I am accountable to you. I will follow your instructions and keep confidential anything you tell me that may affect your purchase. In negotiating for the best prices and terms, I will ALWAYS put your interests first. I will be available to assist you every step of the way during your home buying process from the showings to inspections all the way to the closing.

If you are an experienced buyer, it is likely that many things have changed since the last time you purchased. I will make sure you stay informed throughout the entire process.

If you are a first time home buyer, the process can be scary and overwhelming. I offer meetings to review paperwork, what to expect and personalized education on the entire process to help set expectations. We are in this together and I work for you!

This service is 100% free to you with no obligations. Within the site, you can view, save or delete any listings from your mobile device or computer. Every day each morning (or more often if you choose), you will receive an email from me with all of the homes that match your criteria along with printable photos, addresses and even a map to show the exact location of the property.

I also have a wide network of professionals that I work with including lenders, inspectors and attorneys that I can also recommend to you if you have a need.

Pre-Approval

When buying a home it is always best to obtain a pre-approval from a mortgage lender BEFORE you start to look for homes. This way you know where you stand with buying and what your max for spending is. This is also important as you will need this prior to submitting any offers on properties. There are may different lending programs out there that can help you with your specific purchase.

Looking to buy a Short Sale or Bank Owned Property? No problem!

Some agents avoid these transactions, but not me! I have my LMC (Loss Mitigiation Certification)and I am happy to guide you through the process of buying either a Short Sale home or a Bank Owned property as long as you have a little patience! These transactions can typically take a bit longer than a traditional transaction.
